Morocco's Real Estate Market Rebounds: Prices and Transactions Climb in Q2 2026
Morocco's real estate sector showed renewed momentum in the second quarter of 2026, with the Real Estate Assets Price Index (IPAI) rising 0.7% quarter-on-quarter and transaction volumes surging 11%. Residential, land, and professional properties all recorded gains, signalling a broad-based recovery in the secondary market.

Quarterly Performance Highlights
The Moroccan real estate market demonstrated solid momentum in the second quarter of 2026, according to the latest Real Estate Assets Price Index (IPAI) data. The index recorded a 0.7% quarter-on-quarter increase, driven by price appreciation across all major asset categories. Residential properties led the advance with a 1.0% rise, followed by land prices at +0.6% and professional-use properties at +0.4%.
Transaction activity was even more impressive, with the total number of deals climbing 11% compared to the previous quarter. Land transactions surged by 21.8%, professional properties by 23.5%, and residential transactions grew by a steady 6.3%, indicating renewed investor confidence across the board.
Year-on-Year Trends Confirm Recovery
On an annual basis, the IPAI advanced 0.7%, reflecting a sustained recovery trajectory. Residential prices rose 1.0% year-on-year, while land values increased 0.3% and professional property prices gained 0.6%. Total transactions expanded by 6.3% from the same period last year, with professional properties seeing the strongest growth at +31.9%, followed by land transactions at +4.1% and residential at +3.9%.
Market Implications
The combination of rising prices and accelerating transaction volumes suggests that Morocco's secondary real estate market is entering a phase of healthy expansion. The particularly strong performance in land and professional property transactions may signal increased development activity and business investment in the real estate sector.
